Frederick C. Braun III, Chairman of the Town of Brookhaven Industrial Development Agency (IDA) announced that the Agency has closed on a package of economic incentives for a proposed 262-unit four-story rental apartment complex that included affordable and workforce housing in the Village of Patchogue.
The benefits package for 214 Main Owner, LLC, of Farmingdale, closed on July 31. The $260 million project was approved by the IDA board on March 28, 2025.
Ferrandino plans to build the complex, to be known as 214 W. Main St., on a 4.0-acre site that now houses a vacant steel plant, an auto body shop, and a laundromat. The site encompasses lots on both sides of the Patchogue River.
The project will include 49 studio apartments, 141 one-bedroom units, and 72 two-bedroom units, along with retail and office space, and parking facilities totaling 444,458 square feet. Twenty-seven apartments will be affordable housing for residents whose incomes are at or below 80% of the median income according to household size for the Nassau-Suffolk primary metropolitan statistical area, and 26 apartments will be reserved as workforce housing for residents whose incomes are at or below 120% of AMI.
The complex will also include a public riverwalk, two swimming pools, two gyms, a lobby, and the leasing of refurbished office space in what is known as the Trolley House to the Patchogue Chamber of Commerce for $1 a year. The Trolley House is the last remaining part of Patchogue’s historic Lace Mill, which was shuttered before a fire destroyed it in 1972.
There will be two four-story buildings. The western building will have 154 apartments over a two-level parking garage with 540 square feet of office space and 300 square feet of retail space on the ground floor. The eastern building will have 108 apartments with an outdoor courtyard over a one-level parking garage.
This project, when built, will be a wonderful bookend for West Patchogue,” Braun said. “We are happy to assist with this project, which is situated in an area of the village that needs redevelopment. It will provide much-needed additional rental housing for our residents.”
