The year 2024 ended with dollar signs for Nassau and Suffolk Counties, as home sales prices soared last month.
According to the latest data from the New York State Association of REALTORS® (NYSAR), in December 2024, the median sales price in Nassau County was $790,000. That is 13.3% higher than it was the previous December, when the median price was $697,000. Meanwhile, in Suffolk County, the median sales price went from $588,000 last December to $650,000 in December 2024 — a 10.5% jump.
Both counties also saw more closings. There were 840 homes that were sold last month in Nassau, according to NYSAR. That is an 8.8% increase over December 2023, with 772 closings. Suffolk had 2,250 closings in the last month of 2024, which is an 11.1% improvement over the same month last year (1,035).
However, homes were hard to come by in Nassau. NYSAR data revealed that listings fell 2.1% year over year to 520 from 531 and the number of homes for sale dropped 2.2%, from 1,965 in December 2023 to 1,921 last month. Supply remained unchanged at 2.3 months.
Suffolk did not have that problem. Based on NYSAR data, the number of new listings jumped year over year from 672 to 724 — up 7.7%. In addition, there were 2,682 homes on the market last month, compared to 2,587 in December 2023. That is a 3.7% increase.
Like Nassau, Suffolk saw no changes in supply. It remained at 2.4 months.
