A series of public hearings is scheduled for the August 28 Brookhaven Town Board Meeting, regarding the Neighborhood Road Redevelopment Project in Mastic Beach. The town said that these hearings mark a significant step forward in the long-awaited and anticipated revitalization efforts of Neighborhood Road and will take place at Brookhaven Town Hall, 1 Independence Hill, Farmingville, in the second-floor auditorium, commencing at 5:30 p.m.

The hearings are part of the required State Environmental Quality Review and will include the presentation of the 2023 Urban Renewal Plan, the 2025 Draft Land Use Plan, Zoning Code and Regulating Plan and Draft Generic Environmental Statement (DGEIS).  In addition, the board will consider changes of zones on parcels located within the redevelopment corridor.

The Draft Generic Environmental Impact Statement may be viewed online at www.brookhavenny.gov. A hard copy is also available for viewing at the following locations:

Comments on the DGEIS will be accepted until the close of business on September 29, and should be emailed to SEQRA@brookhavenny.gov.

“Getting the public’s feedback on the DEIS is an important step in moving this project forward.  We’re happy to be at this point. We look forward to the day we can put a shovel in the ground and start to make this vision we’ve crafted with the community over the last few years a reality,” said Steven Dubb, principal and president, The Beechwood Organization.

The Draft Zoning Code and Regulating Plan will result in the redevelopment of the Neighborhood Road corridor that is consistent with the community-based vision for a vibrant mixed-use downtown, focused on high-quality architecture and livability to support local investment, economic growth, new jobs, pedestrian-oriented activity, and new housing opportunities.

“The redevelopment of Neighborhood Road has been a long time coming,” said Town Supervisor Dan Panico. “After years of planning and multiple studies, we stand ready to bring this project to reality.”

Councilwoman Karen Dunne Kesnig added, “We are committed to giving Mastic Beach residents a downtown of which they can be proud of; a place where they can eat, shop and meet friends and family, and be proud to call their home.”
